SPECIFICATION
APARTMENT INTERIORS
With a mix of one, two or three bedrooms some with additional
studies, sliding doors/flexible partitions, and individual
purchasers benefit from interiors that will provide a high level of
comfort and choice. Kitchens come complete with modern appliances,
stylish bathrooms often with additional en-suite accommodation,
whilst the majority of bedrooms have fitted wardrobes. Many
apartments have full height glazing, balconies or other external
spaces. Please note that the design and specification of individual
rooms may vary, so please contact our sales agent to view
individual apartment designs.
KITCHENS
Supplied by leading manufacturer, ALNO, each kitchen is fitted
with Bosch appliances including stainless steel electric oven and
hob, cooker hood, dishwasher and integrated, combined or separate
fridge and freezer and combination washing machine/tumble drier
many of which are housed in separate cupboards.
BATHROOMS AND SHOWER ROOMS
Quality white sanitary ware with chrome fitments are used
throughout. Shaver sockets, shower curtains are provided where
showers feature over baths, En-suite shower rooms have a shower
enclosure. Chrome heated towel rails are installed as standard.
Wall tiling to shower areas and mirrors feature above the majority
of wash hand basins.
CENTRAL HEATING AND SMOKE DETECTORS
Mains connected smoke detectors are installed in central
positions in each property. The apartments will feature a district
heating system, fired by gas boilers and housed in a stand-alone
building centrally located within the development. Please contact
our sales agent for more information on the benefits of district
heating.
TELEPHONE AND TELEVISION POINTS
Telephone and Television points are installed in both the Living
Room and Master Bedroom. Where a study/bedroom is accessed by way
of sliding door from the living space points will also be
provided.
LIGHTING
All apartments have a combination of downlighters, wall lights
and/or pendants, layouts are designed to suit each apartment.
WINDOWS AND DOORS
Apartments doors are high performance pre finished with satin
aluminium ironmongery and are fitted with apartment number and
letterbox. The internal pass doors and wardrobe doors are also
timber veneer. Generally the windows are pre-finished high
performance timber and double glazed.
DECORATION AND FLOOR COVERINGS
High Quality timber laminate flooring is fitted to majority of
hallways, living and kitchen areas in each apartment - please
refer to the sales agents regarding individual apartments. All
walls and ceilings will be decorated in matt emulsion with woodwork
in eggshell.
CIRCULATION, CAR PARKING AND BICYCLE STORE
Continuing from the street outside the circulation areas are
paved for easy maintenance and cleaning. The stairwell is accessed
by way of a timber-lined door fitted with satin aluminium
ironmongery. Entry to each property will be controlled by a door
entry system with an intercom at each stair entrance and a handset
located within the property. Wall lights provide the public area
illumination and walls within the circulation areas have a mixture
of tiles and render.
CAR PARKING AND LANDSCAPING
The development benefits from car parking located near the
property or located within the development's underground car
park - spaces are available under separate negotiation. Landscaping
has been architect designed and residents of Upper Strand will be
able to sit and enjoy the extensive planting, trees, turf and
fencing located along the Avenue. Please note that Upper Strand
will provide purchasers of Phase One with a temporary car park, as
the car park areas will not be fully complete until the end of
Phase One.
REFUSE AND RECYCLING MANAGEMENT
The development has a revolutionary new underground refuse
system. Refuse Bins are located throughout the development at
street level allowing purchasers to dispose of refuse daily. The
development also benefits from a recycling area accessed by
lockable gates.
PROPERTY MANAGEMENT
All common areas within the development, including stairwells,
car parking, lighting, bicycle storage, refuse areas, boiler
housing and control room buildings will become the responsibility
of the Resident's Association and will be administered by a
professional factor.
DOCUMENTATION
A pack of relevant manuals for each property will be given to
the purchaser on completion and handover of the individual
properties.
